Depuis bientôt 30 ans nous avons avec patience et passion remis en état notre vieille demeure familiale qui lentement à coup sûr menaçait ruine.
L’ancienne ferme fortifiée de Fléty a succédé à la motte féodale qui dominait le village.
Si notre demeure n’a pas repris son aspect original la maison tient debout et elle est devenue, selon notre souhait un lieu où familles et amis aiment à venir pour parler, se confier, se détendre, se promener, lire, méditer voire prier, et bien sût admirer les monts du Morvan qui forment notre horizon.
Notre maison convient à des visiteurs en quête d’authenticité et de dépaysement.
Histoire
The small dungeon on 3 floors
Our old manor, or rather our old fortified farm, succeeded a feudal mound built on the hill overlooking the village. There remain visible remains of the very old feudal mound in the forest: the dry moats and a section of wall.
The keep can reasonably be dated to the end of the 15th century, as evidenced by its arquebusiers and oculi. The corbels supporting a machicolation remain on the round tower. The third floor, which was in danger of collapse according to the detailed description of 1826, had to be removed. However, a small, well-preserved part of the crosspieces of the corbel that surrounded the keep still remains in the attic.
In the thickness of the tower, facing the province of Bourbonnais, there is the lookout post that monitored the border with the neighboring province. A wooden staircase installed in the tower and evolving in a spiral around a centuries-old beam serves the three floors. It seems that this type of oak staircase is a rarity in Burgundy.
Until the end of the 19th century, the ancient road linking Auvergne to Bibracte passed right in front of our house. For reasons of convenience, our family gave up land to build the local school and the town hall. The compensation resulted in a different route for the road, which now does not cross and therefore does not interfere with the farm.
The old fortified farm of Fléty is much more than just a house, it is a place full of character, a place which has participated in its modest way in local history.
Nestled on the edge of South Morvan, in the Morvan Regional Natural Park, on the border between Morvan and Bourbonnais, our home has been restored with passion and love.
The old house, although having suffered the ravages of time, has been repaired and improved, trying to maintain as faithfully as possible the structures and elements that originally made up the building. For example, all the fireplaces have been restored and have remained functional. We have deliberately preserved the decorative sobriety of the rooms. Only materials and techniques that respect the old building and the environment (mostly ecological) have been used. Heating is provided by logs from the beautiful Morvan forest. As a result, you will stay in a house with preserved authenticity, guaranteeing you a healthy and environmentally friendly atmosphere.

The central part of our house was once a small 3-storey keep. The highest floor has disappeared but remains of it attest to its existence. Thus the 3-storey keep was originally surrounded by an overhanging gallery of which the clearly visible and partially preserved crosspieces of the gallery corbel remain in the attic.
In the tower, a surveillance area allows a guard to monitor the ridge separating us from the Bourbonnais province that borders us. This guard post preserves the corbels of an old bretèche.
The rooms of the old keep have arquebusiers (see photos) as well as oculi which made it possible to monitor the surroundings.

The Gîte Le Nid Abord can be adapted to sleep up to 14 + 4 people if you include the two mezzanines.
The rental rate for Gîte Le Nid Abord varies depending on the number and type of rooms rented.
The cottage is rented only to people who are from the same family or group. The occupants of the Gite Le Nid Abord will therefore be the only masters on board during their stay.
Below are the rates for each room.

The reservation of one or more rooms includes the use of the interior common areas: dining room, living room, kitchen, laundry room and the exterior facilities: swimming pool depending on the season, pétanque ground, parking, etc.
* The Gergovie and Alésia rooms each have 2 beds on the mezzanine
General conditions of sale
Article 1 – Duration of stay: The tenant signing this contract concluded for a fixed period may not under any circumstances claim any right to remain on the premises at the end of the stay.
Article 2 – Conclusion of the contract: The reservation becomes effective once the tenant has sent the owner a deposit of 40% of the total rental amount and a copy of the signed contract. A second copy must be kept by the tenant.
The rental concluded between the parties to this deed may not under any circumstances benefit, even partially, third parties, whether natural or legal persons, except with the written agreement of the owner.
Any breach of this last paragraph would be likely to result in the immediate termination of the rental at the tenant’s expense, with the rental proceeds remaining definitively acquired by the owner.
Article 3 – No right of withdrawal: For reservations made by mail, telephone or online, the tenant does not benefit from the right of withdrawal, in accordance with article L121-21-8 of the consumer code relating in particular to accommodation services provided on a specific date or at a specific frequency.
Article 4 – Cancellation by the tenant: Any cancellation must be notified by registered letter to the owner.
- a) Cancellation before arrival at the premises:
The deposit remains acquired by the owner. The latter may request the balance of the amount of the stay if the cancellation occurs less than 30 days before the scheduled date of entry into the premises.
If the tenant does not show up within 24 hours of the arrival date indicated on the contract, this contract becomes null and void and the owner can dispose of his lodging. The deposit also remains acquired by the owner who will request payment of the balance of the rental.
- b) If the stay is shortened, the rental price remains the property of the owner. No refund will be made.
Article 5 – Cancellation by the owner: The owner will reimburse the tenant for all sums paid, as well as compensation at least equal to that which the tenant would have paid if the cancellation had been made by him on that date.
Article 6 – Arrival: The tenant must arrive on the day and at the time specified in this contract. In the event of late or delayed arrival, the tenant must notify the owner.
Article 7 – Payment of the balance: The balance of the rental is paid upon entering the premises.
Article 8 – Inventory: An inventory is drawn up jointly and signed by the tenant and the owner or his representative upon arrival and departure from the gîte. This inventory constitutes the only reference in the event of a dispute concerning the inventory.
The cleanliness of the accommodation upon the tenant’s arrival must be noted in the inventory of fixtures. Cleaning of the premises is the responsibility of the tenant during the rental period and before departure. The amount of any cleaning costs is established on the basis of the calculation mentioned in the description sheet.
Article 9 – security deposit or deposit: Upon the tenant’s arrival, a security deposit , the amount of which is indicated on the first page of this contract, is requested by the owner. After the joint establishment of the exit inventory, this deposit is returned, less the cost of restoring the premises if damage is found.
In the event of early departure (before the time mentioned in this contract) preventing the inventory from being drawn up on the same day as the tenant’s departure, the security deposit will be returned by the owner within a period not exceeding one week.
Article 10 – Use of the premises: The tenant must ensure the peaceful nature of the rental and use it in accordance with the purpose of the premises.
Article 11 – Capacity: This contract is established for a maximum capacity of people. If the number of tenants exceeds the capacity, the owner may refuse the additional people. Any modification or termination of the contract will be considered at the initiative of the client.
Article 12 – Pets allowed: This contract specifies that, due to allergies observed in some people staying with us, the tenant cannot stay with a pet . In the event of non-compliance with this clause, the owner may refuse the stay: no refund will then be made. When booking, the customer is required to indicate the number of pets that will accompany them. Where applicable, the description sheet specifies any additional charges to be expected (pet rate, deposit supplement, cleaning fee supplement, etc.). Specific terms and conditions for pets may be specified by the owner in internal regulations displayed in the accommodation.
Article 13 – Insurance: The tenant is responsible for all damages caused by him. He is required to be insured by a holiday insurance contract for these various risks.
Article 14 – Payment of charges: At the end of the stay, the tenant must pay the owner for charges not included in the price.
Their amount is established on the calculation basis mentioned in this contract and in the descriptive sheet and proof is provided by the owner.
